Everything You Need to Know Before Getting Started
A resource consent is required if you infringe any standard/rules in a District or Regional Plan. This could be for significant earthworks, building a new garage, removing trees or building multiple houses. Resource consents aim to manage effects on the environment from development and activities.
Our team is experienced preparing Resource Consents throughout the country from Northland, Auckland, Waikato, Tauranga, Wellington, Hokitika, Christchurch and Queenstown. Our team is happy to have a look at your proposal and provide a quick appraisal.
- The resource consent process starts with you. Having a good understanding of your development goals, plans and timeframes will help us give you the best advice and ensure we procure the correct specialists for a robust application. At the start Mark or Parvati will work with you understand the project and give you a quote for our services.
- Once we have a signed fee proposal and our deposit invoice is paid, our Planning manager will allocate an experienced team member to work with you and your specialists to get all plans and reports finalised.
- Once we have all the final reports and plans our planning consultants will prepare and lodge your AEE within 1 – 2 weeks. All final fees are due before lodgement.
- After lodgement the council will allocate the application to a planner who will reach out to us. The Council planner will usually do a site visit and then prepare some information requests. This process can take between 1-3 weeks depending on the team that gets it.
- The Council Planner will issue their further information request (s92 request) to our team who will then help you and the team of specialists respond. Our team members will project manage this process to make it easy for you. Once we have all the answers, we’ll liaise with council to move towards decision making. Sometimes we may need to go back and forth a few times depending on the scale and complexity of the project.
- Once all questions are resolved, then the Council planner completes there reporting and shares draft conditions with us for approval.
- After draft conditions are approved we can hopefully get our decision within 1-2 weeks depending on the council team.

Planning and council fees vary depending on the scale of your project. We can provide an upfront estimate that includes likely consultant inputs (e.g., traffic, landscape, or engineering reports) so you have a full picture of potential costs before starting.
We have a fixed price usually for preparing the lodging an application. Auckland Council deposits fees will need to be paid prior to lodgement these can be found here. Other councils such as Wellington and Tauranga invoice you once they receive the application and accept it for processing (s88 check completed).
We then charge on an hourly rate for any post lodgement work. Reach out to our team to get the best price for your project.
Under the RMA, councils are required to process most resource consents within 20 working days. However, consent authorities can extend timeframes, place applications on hold, or request further information, all of which may lengthen the process.
Our team will help you liaise with the relevant specialists so we can have the best information to prepare your Assessment of Environmental Effects. Once we have all the final versions of plans and reports, our team will get your consent lodged with council withing 1-2 weeks.
Once lodged the timeframe is a bit out of our hands, so it’s not possible to provide an exact timeframe, but we can give an indication based on recent experience and project complexity. For straightforward consents you can expect your consent withing 1 – 2 months, but as complexity increases this could take 6 – 12 months. Applications with insufficient or inaccurate information almost always take longer to process, so it’s worth investing in the right assessments upfront to save time overall.
