Yes — new plan changes can alter zoning, density, and development potential.
For example, Plan Change 120 and the National Policy Statement on Urban Development (NPS-UD) aim to enable greater housing choice and intensification around centres and transport corridors.
However, while these changes are intended to be more enabling, they also introduce stronger controls over natural hazards — such as flooding, coastal risk, and stability — which can limit what’s possible on certain sites.
We stay up to date with these changes and can assess how they may affect your property or future development opportunities.
Plan Co. generally does not prepare submissions against neighbouring developments, unless a proposal is clearly unacceptable or presents major issues.
